There is no universally correct answer, but there is usually a correct answer for your building. It depends on the layout, how the rooms are used, and how long you intend to keep the property.
Split units
Lowest installation cost, and each room is independently controlled, which genuinely saves money if half the villa is unoccupied most of the day. The downsides are visible outdoor units, more equipment to maintain, and, in practice, systems that grow room by room until nothing matches.
Best for: smaller villas, staged budgets, properties where occupancy varies room to room.
Package units
All the components in one outdoor cabinet, ducted into the building. Fewer refrigerant lines, simpler servicing, and only one place to stand when something needs checking. They need roof or yard space, and the ductwork has to be done properly or the advantage disappears.
Best for: mid-size villas with roof space and a straightforward layout.
Central systems
One correctly sized plant serving the whole building through ducted supply and return. The most comfortable and quietest option when it is designed and balanced properly, and the most expensive to get wrong. It also adds the most to a property's value.
Best for: larger villas, new build or full renovation, owners keeping the property long term.
The number that actually decides it
Not the equipment price. The heat-load calculation. An oversized system short-cycles, never dehumidifies, and costs more to run than a correctly sized one of any type. An undersized system never recovers on a 50°C afternoon.
Get the load calculated first. The right system type usually becomes obvious once you have the number.
