Manufacturer manuals are written for temperate climates. Kuwait is not one. Between the dust, the coastal humidity and four months of continuous full-load running, an air-conditioning system here ages faster than the same unit installed almost anywhere in Europe.
Split units in a home
Twice a year is the realistic minimum: once in March or April before the season starts, and once around August when the system has been working hardest. If the property is near the coast or on a dusty road, make the second visit a filter-and-coil clean and add a third.
Central and package systems
Quarterly. A central system serves more area, so a fault that develops quietly costs more before anyone notices. Quarterly visits also catch drain problems before they show up as a water stain on a ceiling.
Commercial kitchens
Extraction needs its own schedule, driven by grease rather than dust. Monthly filter cleaning and quarterly duct degreasing is typical for a busy line, and it is what an inspector will expect to see documented.
What a real service visit covers
- Condenser and evaporator coils cleaned, not just glanced at
- Refrigerant charge verified against superheat and subcooling
- Drain pan and line cleared and flushed
- Electrical connections checked and torqued
- Filters replaced, controls run through a full cycle
If the visit takes twenty minutes and nobody opens the outdoor unit, it was not a service.
The economics
A maintenance contract costs a fraction of one emergency compressor replacement. More to the point, planned visits happen in March at a convenient hour, while breakdowns happen at 3pm on a Thursday in August when every technician in Kuwait is already booked.
